Charleston Real Estate Market Update – September 2025

The Charleston real estate market is showing steady activity as we head into the fall. For the week ending September 25, 2025, a total of 232 homes went under contract across the metro. Here’s what stood out:

  • 183 single-family homes under contract

    • Median list price: $499,000

    • 41 homes over $1M, including 6 over $3M

    • Median 41 days on market

  • Islands stayed active:

    • Johns Island led with 16 contracts (6 over $1M)

    • James Island saw 3 contracts, median $940K

    • Folly Beach recorded 3 luxury contracts between $2.75M–$3.25M

    • A $7.25M sale hit Sullivan’s Island

  • Suburbs continue to drive the market:

    • Summerville/Ladson: 35 contracts, median $399K

    • Hanahan/Goose Creek/Moncks Corner: 39 contracts, median $375K

    • West Ashley: 21 contracts, median $560K

    • North Charleston: 22 contracts, median $347K

Year-to-date, the combined markets of Johns Island, James Island, and West Ashley represent nearly one in five home sales in Charleston with a median around $550K. Inventory across the metro sits at 3.1 months, keeping us firmly in a seller’s market.

  • Luxury homes are still moving, but buyers are choosier, so staging and marketing matter.
