October is here!! Both the leaves and the temperatures will be dropping soon. With the advent of Fall come all things Halloween, Pumpkin Spice, and Octoberfests. Boone Hall Fright Nights in Mount Pleasant SC is a great way to celebrate Halloween.
The Local breweries and public establishments in Charleston and Summerville will be celebrating the season with their unique twists on Octoberfest.
MOJA African-American Arts Festival runs from September 30- October 10. The schedule will be limited. Check their website for times and dates.
The always popular Coastal Carolina Fair Begins on October 28 through November 7th at the Exchange Park in Ladson SC.
Fall also ushers in the indoor concert tours. Pat Benetar, The Beach Boys, and the ever-popular Walker Hayes playing at the local music venues.
In Sports, The Battery soccer team is vying for a playoff berth, The Stingrays hockey squad begins building for another run at the Cup. Our local NCAA College Football and Basketball teams at The College of Charleston and The Citadel will be well into their seasons. Go out and support them at a home game.
It’s also a great time to Buy or Sell a home. The craziness of the past 12 months has subsided. Multiple offers coupled with over-asking prices and unattainable terms seem to be fading away.
Sellers who came on the market late in the summer are realizing their asking prices are too high for conditions. We are seeing downward price adjustments. This will benefit many buyers.

As for Sellers, pricing is trending downward and inventory has doubled since the lows of May 2021. We are still extremely low on Pre-Owned resale home inventory. The new-build market manipulates their numbers and other than closer to the City of Charleston, it appears the Berkeley and Dorchester County corridor does have surplus new home inventory as evidenced in higher sales commissions and offers of larger bonuses in extras for the consumer.
Beware if you’re heading into new home territory, those very pleasant, uber nice agents who greet you only have one concern, to extract as much money from you as humanly possible. They work for the builder and only the builder.
