YOY inventory increased 33%.
The Average sales price fell 8% from $411,000 in June to $377,900 in July.
MOM closed sales fell by 23% .
List Price to Sales Price percentage fell from 101.2 % in May to 99.2% in July.
What does it all mean? The market is losing a little steam. None of us expect an all out collapse or a major increase in interest rates for the remainder of the year. Homes will still appreciate,and rates will hover below the 6% highwater mark for the remainder of the year.
Household spending during an inflationary period will be the driving force behind affordability more so than rates. Increased costs of fuel & food should impact prospective first-time homeowners and move-up buyers as they weigh the cost of home ownership.
Overall the local market is still a sound investment. Those hardest hit consumers under the $300,000 range may see some relief as the market segment starts to rebound and price adjustments have become more common during the past 30 days.

SHL Medical, a world-leading provider of drug delivery solutions, announced plans to establish operations in Charleston County. The company’s initial $90 million investment will create an estimated 165 new jobs. Headquartered in Switzerland, SHL Medical designs, develops and manufactures drug delivery solutions for pharmaceutical and biotechnology companies around the world.
RangeWater Real Estate closed on 17 acres at Bees Ferry Road and Bluewater Way in Charleston’s West Ashley community. The multifamily developer is planning an all three-bedroom, two-bath community of townhomes called Bellerose at Bees Ferry.
Capital Square and Method Co. observed the beginning of construction on Roost Apartment Hotel at 529 King St. in Charleston. The $61 million project designed by Morris Adjmi Architects
