A look at Charleston’s economy:
Real estate sales are slowing mostly due to the rise in mortgage rates. The Fed will likely raise rates by another 1% by the end of the year. In Charleston, we have seen active inventory rise from about 1000 active listings just a couple of months ago to about 2700 now. Our sales are good, but we are not keeping up with the records of the last couple of years. We are actually currently just below the 2015 pace. In terms of number of transactions, July 2022 was down 22% compared to July 2021. July 2022 was down 17.2% compared to June 2022. Median sales price, on the other hand is now $404k in Charleston. Last year at this time, it was $346k. But current buyers don’t have the privilege of buying with a 3% mortgage rate that was prevalent over the last couple of years.
Looking To Buy In The Summerville SC Area
Mt Pleasant continues to be one of the most popular areas in Charleston. The schools there seem to be preferred by home buyers. We break Mt P up into 2 sections based on their relative location to the IOP connector. The north side saw a 20% increase in median sales price year to date compared to the same 2021 time period. The south side saw a 30% increase in median sales price. Median sales prices in Mt P are in the $700k-$750k range. It’s generally more expensive on the south side, which is closer to downtown Charleston. Summerville also continues to be very popular. The schools there have always been popular with home buyers. But homes there are much more affordable than in Mt P and other locations much nearer to downtown Charleston. Median sales prices there are still below $400k. James and Johns Island continue to be popular due to their proximity to the beaches at Folly and Kiawah. Median sales prices there are about $500k. West Ashley’s central location in the Charleston area makes it the best place for some buyers. And of course, downtown Charleston home owners have the luxury of biking to a lot of wonderful events.
