Are you considering buying a
new home in a
new development or subdivision?
If so you need to know the facts about who’s actually looking out for your best interest. It sure isn’t the agent behind the desk.
You may think it isn’t that complicated buying a home in a new subdivision, find the house, sign the paperwork, use their mortgage company, appraise the house using their appraiser, walk through the house with their inspector, close on the house using their attorney, move in the house by yourself. Done deal right?
Everything a builder does, and everybody a builder employs or contracts with, including the agent at the sales center is there for one reason, to make as much money as possible for the builder.
No one on that site is there to represent you during your purchase.
Sure, they are friendly and helpful, but when it comes right down to it decisions are made on behalf of and for the good of the builder. You need representation.
You’re probably asking yourself, “What could go wrong, after all it’s a new house?”.
Lots can go wrong. From poor workmanship during the construction to being overcharged on your closing fees, there are hundreds of ways you can come out on the short end of the stick.
Don’t let this happen to you.
What will it cost to have you represent me?

I will make every effort to come to you that day and help you. If you can’t wait or happen to stumble over a house that you just have to have now, give the agent on duty my name and tell them I am representing you as your buyers agent.
If they ask you if you signed a buyer’s agent agreement, be honest and tell them you haven’t but you intend to that day.
Some Builder representatives will tell you they don’t accept buyer agents. That should be a red flag to you. What are they hiding?
Others will tell you you’ll get a better deal if you don’t use an agent. The builders fear experienced agents because we keep them honest and hold them accountable on everything from shoddy construction to unfair fees and services.

To summarize the brochure, a customer who hasn’t signed an Agency Agreement with a brokerage or agent, represents themselves while the showing agent (doesn’t matter who they work for) represents the seller’s interest (the builder).
A Buyer client is represented by an agent through a written state approved agency agreement which defines the duties of the agent and the responsibilities of the client.
